Services
As a vendor you are their client, but remember no matter how good they are they cannot perform miracles! To get the best from your agent nurture good communication and a good rapport - if you can, pop in and visit the agency from time to time and get to know the team working for you.  The quality of the ongoing relationship you have with the agency is vitally important to achieve the best results. 

Measuring up and taking details
The art of marketing your home! You must expect your instructed agent to spend some time measuring up, taking photographs and finding out as much as possible about your home. A floor plan may also be completed. They should work quickly to produce accurate 'property particulars' and they will send you a draft copy for approval before distributing them to interested parties. They should also ask you to fill in a questionnaire about matters you will need to think about during the sale such as building work, planning permission and guarantees relating to your home.  You should always expect an accurate and detailed 'brochure' of your property to be the basis of your agents' marketing.  The content and appearance of this brochure is a vitally important step in marketing.

Marketing options to consider
Your agent should discover your views on the amount of marketing you want and then offer advice. Normal strategy would include options of a 'For Sale' board outside your home and regular advertising in newspapers, some magazines and on the internet. If the agency has more than one branch establish which offices will hold details of your property. 
You can choose different forms of marketing for your property which you may not have thought about and may influence the commission quoted to you.  'Low key' as opposed to 'full marketing' may be an option when you have the time to test the market quietly before exposing your property to a wider audience.  This useful period can be used to assess if the price is right and to be selective about who is told about the sale. If you have other ideas of your own express them to the agent, but you may need to pay for more unusual advertising in addition to commission.   Don't forget agents can also advise about more unusual ways to sell your property such as by auction
