you can expect
Estate agents will be more than
happy to keep potential purchasers - 'applicants'
informed of properties they have available, after all they need to find
buyers for their client's homes. However, they have no
responsibility to people registered on their mailing lists and if you wish
to be treated with priority you must make it clear you are keen and in a
good position to proceed without complication.

A significant number of properties come onto the market and are quickly
sold before a wider 'mailing list' of other applicants know about
them. It is the vendor's prerogative if they choose to market
their home to 'hand picked' applicants only and properties sold like this
are often the best on the agents' books! This is the one good reason
why holding back from marketing your own property because 'there's nothing
to buy' is not good policy - you may never get to know about your ideal
home being available and a 'bottle neck' in properties result.
As an applicant wishing to be taken seriously you must contact the agency
frequently. Despite assurances they may not have listed you first
time round and your objective should be to elevate your position towards
the top of that all important 'priority' list.
On the opposite side of the coin sometimes vendors do not want a 'quick
sale' and applicants who are not in a hurry to buy would then be the most
appropriate people for the agents to contact, but these sales are in the
minority. Most people are decisive about selling their home and
don't want the transaction delayed.
