Relocation
Agents work in the
interests of people looking to buy (or rent) property. Their
services should be tailor-made to meet the individual needs of their
clients and they may expect an advanced fee to retain their services and
cover expenses. Like estate agents they are normally paid their
eventual commission, based on a percentage of the price (or rental) of
the property found, at the end of the transaction. This percentage
should be agreed at the time of instruction and varies - although an
average figure to expect may be in the region of 1% of the purchase
price, or 10% of the rental figure per annum.
Their
services have particular advantages for people relocating to areas with
which they unfamiliar, they can take the leg work out of some of the home
moving process for their clients. Their services should offer

| Research the market for available properties

| Compile a personal portfolio of selected properties
|
| View, photograph and possibly video short listed properties
|
| Create an itinerary of homes for clients to view personally
|
| Advise on the price
|
| Assist in negotiating towards an agreement
|
| Help in the conveyancing process
|
| Arrange removals and offer any other help
|
Relocation agents may be part of a
big organisation or they may work as individuals. Whatever their
background they must be very careful not to have a conflict of interests
receiving income from only the client who has instructed them.
