LANDLORD'S RESPONSIBILITIES  
Advertising Expenses
 
This initial outlay is always met by the landlord when advertising privately.  If a letting agent is instructed then they bear the cost of normal advertising of your property, within their quoted commission to you.  

Tenancy Agreement  
The cost of drawing up the agreement is normally shared with the tenant.  

Maintenance and Management Expenses  
All running costs for the normal on-going maintenance of the property is expected to be met by the landlord,  e.g. general servicing of appliances and upkeep of the property itself. The landlord is responsible for the management of the property and its costs, either in his own capacity or through his agent.  

Inventory  
This is normally completed at the landlord's expense, by an independent service or by the agent.  

Buildings and Contents Insurance Remember to inform your insurance company
Buildings and contents insurance is the landlord's concern, however he is not liable for the contents belonging to the tenant.
 
 
The Mortgage or other loans secured on the property  
The tenant will be expecting to live in 'quiet enjoyment' in the property once it is let to him, it is therefore obviously the responsibility of the landlord to ensure the mortgage is paid and that the tenant will be able to remain for the duration of the tenancy agreement without fear of any repossession.  

Ground Rent  
If applicable, would be the responsibility of the landlord.
