Utilities
including Council Tax
As
the utilities payments are usually the responsibility of the tenant,
including council tax and water rates,
it is important to contact the relevant companies yourself even if the
landlord does this as well. They need to know your personal details for
billing and confirmation of the date of your take-over. If there is a
garden, the tenant is normally responsible for its upkeep.
Cleaning,
Replacements and Repairs
At
the end of the tenancy there may be a charge for depreciation, cleaning,
replacements and repairs.
Contents
Insurance
The
landlord is expected to pay for his own buildings and contents insurance,
however insurance of the
tenant's belongings is the tenant's own responsibility. Often letting
agents will have a policy especially suitable for this or refer to your
normal insurance company.
Access
to the Property
In
order to ensure that the property is being kept in good order and for
repairs to be carried out, the landlord or his agent will have a right of
access under the terms of the tenancy agreement. It should be expected
that any routine visits are organised to everyone's convenience and well
in advance.
